PUBLIC NOTICE NOTICE OF CONDOMINIUM ASSOCIATION LIEN FORECLOSURE WHEREAS, default having been made in payment of the monthly condominium association assessments of the Golf Colony at StillWaters Condominium Association, Inc. by Tracy D. Perry, the owner of the following described property, the undersigned, Golf Colony at StillWaters Condominium Association, Inc., an Alabama corporation (the "Association"), under and by virtue of (i) Alabama Code sect.35-8-1, et seq., (ii) Alabama Code sect.35-8A-1, et seq., and (iii) the enforcement provisions with respect to the lien of the Association as recorded in 2026 Document No. 398208, as authorized and set forth in the Declaration of Condominium as recorded in Fiche No. 106308, and as amended, and Deed Book 202 Page 131, and as amended, in the Probate Office of Tallapoosa County, Alabama, will sell at public outcry for cash at the main entrance of the Courthouse at Tallapoosa County, Alabama, Dadeville, on June 25th, 2026, during the legal hours of sale, the following described real estate situated in Tallapoosa County, Alabama, to wit: Unit 302 of Golf Colony at Still Waters, a condominium as established by the Declaration of Condominium recorded on Fiche No. 106308, as amended by the First Amended Declaration of Golf Colony at Still Waters, a Condominium dated February 10, 1997, recorded September 29, 1997 on Fiche No. 124156, all in the Probate Office of Tallapoosa County, Alabama (to which Declaration the By-laws of Golf Colony at Still Waters are attached as Exhibit ''E'') and as shown on the map and attached certificate of architect or engineer as recorded in Plat Book 8 at Page 48, in the Probate Office of Tallapoosa County, Alabama, together with all undivided interests in the Common Elements and Limited Common Elements associated therewith. Subject to all easements, reservations, restrictions, rights-of-way and set back lines appearing of record in the Office of the Judge of Probate of Tallapoosa County, Alabama, including but not limited to: (i) Restrictions and protective covenants for Chinquapin Cove Area Unit One Still Waters as recorded in Deed Book 202 at Page 131, as amended by document recorded at Deed Book 213 at Page 39, (ii) Amended and Restated Declaration of Restrictions and Protective Covenants for Still Waters, recorded at Card No. 041595, (iii) Supplemental Declaration of Restrictions and Protective Covenants for Still Waters recorded at Card No, 106307, (iv) Easement from Still Waters Residential Association, Inc., dated November 13, 1995 and recorded contemporaneously with Fiche No. 119812, and (v) Such rules and regulations as may from time to time be imposed on the property by Golf Colony at Still Waters Condominium Association, Inc., or Still Waters Residential Association, Inc., all of the referenced recording data being in the Office of the Judge of Probate of Tallapoosa County, Alabama. The property address is 741 Lakeview Ridge, Unit 302, Dadeville, AL 36853. THIS PROPERTY WILL BE SOLD ON AN "AS IS, WHERE IS" BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE (IF ANY) AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED.
