PUBLIC NOTICE NOTICE OF FORECLOSURE Default having been made in the payment of the indebtedness secured by that certain mortgage dated July 21, 2005, executed by Floyd E Windsor and wife Angela D Windsor, to Ameriquest Mortgage Company, which mortgage was recorded on August 4, 2005, in Book 206490, of the mortgage records in the Office of the Judge of Probate of Tallapoosa County, Alabama and which mortgage was duly transferred and assigned to JPMC Specialty Mortgage LLC, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Tallapoosa County Courthouse at Dadeville, Alabama during the legal hours of sale on March 10, 2026, the following described real estate, situated in Tallapoosa County, Alabama, to-wit: Commencing at the SW corner of NW 1/4 of SE 1/4 of Section 20, T-22-N, R-21-E, Tallapoosa County, Alabama, thence N 53º 45` W 340.4 feet to the Northerly margin of R.O.W. of county paved road, thence Southeasterly along said R.O.W. of county paved road 1743.2 feet to the point of beginning of a parcel of land herein to be described; thence along said R.O.W. N 85deg. 45` E 172.5 feet to a point, thence N 84deg. 00` E 37.5 feet to a point, thence leave said R.O.W. and run due North 1326.7 feet to point on fence line, thence West along fence line 220 feet to a point, thence due South 1345.7 feet to the point of beginning. The parcel of land herein described contains 6.60 acres, more or less, and lies in the SE 1/4 of Section 20, T-22-N, R-21-E, Tallapoosa County, Alabama. This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
