PUBLIC NOTICE STATE OF ALABAMA NOTICE OF MORTGAGE COUNTY OF ELMORE FORECLOSURE SALE Default having been made in the payment of indebtedness secured by that certain Commercial Mortgage, Security Agreement and Assignment of Leases and Rents, executed by KC Homes and Investments LLC on the 27th day of October, 2022 to Velocity Commercial Capital, LLC, which said mortgage is recorded November 3, 2022, in the Probate Office of Elmore County, Alabama, RPLY Book 2022, Page 65534, which and by reason of such default, U.S. Bank Trust Company, National Association as Trustee of Velocity Commercial Capital Loan Trust 2023-1, as assignee of Velocity Commercial Capital, LLC by virtue of that Assignment of Commercial Mortgage, recorded February 3, 2023, RPLY Book 2023, Page 4348, having declared all of the indebtedness secured by said mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, U.S. Bank Trust Company, National Association as Trustee of Velocity Commercial Capital Loan Trust 2023-1, will sell at public outcry, for cash, to the highest bidder, in front of the main entrance at the Elmore County Courthouse, or otherwise designated area for such sales, in Elmore County, Alabama, at 11:00 o'clock a.m. or otherwise during the legal hours of sale on Tuesday, October 21, 2025, or any legal day which falls more than ten (10) days after the date of last advertisement, as required by law, the following described real estate situated in Elmore County, Alabama, to-wit: Parcel 5: 203 Covered Bridge Rd., Wetumpka, AL 36093; 2022 Elmore Co. West, Chord Distance 40.22 feet, Radius 201.81 feet) to the Point of Beginning. Containing 1.03 acres, more-or-less, and lying in and being a part of the Northwest 1/4 of Section 6, T17N, R19E, Elmore County, Alabama. Subject to area shaded on drawing which is for sewage field lines only. No buildings allowed.
