PUBLIC NOTICE NOTICE OF MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain Purchase Money Mortgage executed by Heartland Holdings, LLC, a Wyoming limited liability company to Stewin Enterprises, LLC, Mortgagee, dated February 26, 2024, and recorded in the Office of the Judge of Probate of Elmore County, Alabama, in RLPY 2024, at Page 10577, and whose indebtedness under said mortgage thereby secured being due and payable and said Mortgage being subject to foreclosure, notice is hereby given that under the power of sale contained in said Mortgage, the undersigned will sell on April 28, 2026 between the legal hours of sale at public outcry to the highest bidder, at the Elmore County Courthouse, in the City of Elmore, County of Elmore, Alabama, the said real estate described in and conveyed by said Mortgage, the same being situated in the County of Elmore, State of Alabama, and described as follows, to-wit: Lot 2, Block B, according to the Map of Grandview Pines Plat 1, as said Map appears of record in the Office of the Judge of Probate of Elmore County, Alabama, in Plat Book 7, at Pages 85. 49 Dogwood Dr., Millbrook, Alabama 36054; Parcel #: 15 05 21 0 004 005.000 This property will be sold on an "AS IS", WHERE IS" basis, subject to all easements, restrictive covenants, reservations, encumbrances, exceptions, and rights of way appearing of record affecting the subject property contained in the mortgage or contained in the records of the Judge of Probate of Elmore County, Alabama. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto. Said sale and conveyance will be made subject to existing Federal Tax Liens and/or Special Assessments, if any, which might adversely affect title to the subject property.
